1. Be prepared:
By being prepared you will remove a lot

An experienced Realtor will help you set your market value price using a array of available data! You can consider the free home evaluation tool, although this is but a small sample of the data a Realtor has available to work with! You can also read the article What Price Should I Sell .3. Maintain some flexibility:
A good transaction is a win-win scenario. By allowing some flexibility you should have a larger group of prospective buyers resulting in a faster sale at the best possible price.4. Be insightful and watch out for the pitfalls:
All contracts require the agreements of both the seller and buyer in order
to be valid. Sometimes in the heat of negotiations terms will be agreed upon without proper diligence or foresight and will result in segments of the contract that can not be completed within the frame of the contract itself. An experienced Realtor can counsel you on these pitfalls in advance and guide you around the so called land mines.
You may want to consider the following before you decide not to work with an experienced Realtor.
If you work with a Realtor :
You will not have to reinvent the wheel. An experienced Realtor has the background and track record to guide you through the process with a minimum of surprises.
- You Realtor will ask you to sign a listing agreement. The listing contract will normally give the Realtor from 90 to 180 days to get your home sold.
Your Realtor will complete a CMA (market analysis) by researching the market and providing you with all information to determine your market value and to set the price at the highest saleable point.
Your Realtor will prepare a marketing strategy that includes time frames for listing, advertising and showing of your home.
Your Realtor will advises you on how best to stage and get your home ready before your listing is active.
Your Realtor will present you with all offers that are received, will help you negotiate the purchase contract based on your needs, and insure that all time frames, inspections and paperwork are completed within the scope of the contract.
You Realtor is paid by a listing commission as specified in your listing contract. Your Realtor will pay the Buyer’s Agent out of that commission. If the home is not sold normally the agent is paid nothing and all expenses and labor are born by the Realtor.
If You Work Alone :
You alone are responsible for the success or failure of the transaction, including the marketing, negotiating, facilitating the contract and paperwork. You must bring yourself up to speed on mandated federal laws and state regulations regarding real estate transactions.
You will complete your own market research, including possibly hiring an appraiser if needed.
You will complete your own marketing strategy and decide how best to handle inquiries from buyers. You pay all the marketing expenses even if the home does not sell.
You decide how to get your house ready for sale, including arranging for repairs, inspections and other necessary services.
You receive and handle all calls and inquires from buyer, show the house, handle negotiations, and insure that all time frames, inspections and paperwork are completed within the scope of the contract.
