How to Construct a Viable MLS Search for High Desert Real Estate

The first thing to grasp when designing a MLS Search for homes in the High Desert is, the more items you assign as a filter the fewer listings you will receive.  
 

So when you are considering items to search by always use the minimum.  Example: If you can live with a 3 bed room home, but prefer 4 bed rooms, set your search up for 3 bed rooms, this way you will not miss a 3 bedroom home that is perfect in every other way.  The same applies to other items like living space, number of bath rooms and age.

 

The price you select to search should not exceed the amount you are pre-approved for. The majorities of good homes being sold today are receiving multiple offers and many times are selling for over asking price.

 

A few items that may help you construct a better geographical search:

 

Apple Valley and Hesperia tend to be more similar in larger lot sizes, more rural and a majority of 1 story homes. Exception is the south west side of Hesperia near the freeway and Apple Valley along Apple Valley Road north of Bear Valley Rd both have quite a few newer subdivisions with a lot of 2 story homes.

 

Victorville west of the 15 Freeway and Adelanto are more similar in the amount of subdivisions and large quantity of two story homes.  East of the 15 Freeway comprise of mostly larger lots and mostly single story homes with the exception of Old Town along 7th Street down to D Street mostly older homes on smaller lots.

 

Jess Ranch located in Apple Valley south of Bear Valley Road includes Del Web Sun City and 27 holes of Public Golf.  This is a 55 Plus Community

 

Spring Valley Lake is a Home Owner Association community located in Victorville adjacent to The Mojave River.  Boating, swimming, 18 holes of golf, private club house, pool and tennis courts.

 

Oak Hill on the whole tends to flank either side of the 15 just below the Cajon Pass on the north.  Oak Hills tends to be more pricy due to it proximity to the freeway and the first community as you enter the High Desert…faster commutes times.  In Oak Hills you will find lots of large home on large lots in rural settings.

 

Phelan is a rural community with a large variety of homes from small and old to large and new and with a good selection of manufactured homes on permanent foundations.
