Getting Your Short Sale Approved

Negotiating an excepted and approved short sale is a time consuming and daunting task.  The good news is we have become very efficient and effective at getting your short sale transaction approved and closed.  We are a local company that knows how to establish a short sale price, market and sell the property in the High Desert.  Unlike out of area companies that quite often do not understand our area or even market within the High Desert we quite often carry more weight with banks because we are local.

The time involved in obtaining the short sale approval will require marketing time (usually 2-4 weeks), negotiating of the buyer's offer (1 week), submitting the short sale and obtaining lender approval (usually 30-90 days depending on the lender and number of loans on the property).  It’s pretty safe to say the fastest things happen would be in about 7 to 8 weeks, the longest may run into 4 months, with some rare exceptions running 6 to 9 months if the lender(s) are particularly slow or inept.  The good news is, we will not abandon you, and we stick with you through the entire process until we finish the job. 

Additionally there is no reason you have to move out until the home is sold; you may continue to live in your home throughout the process until closing.  Be aware that some short sale companies will try and get you to move out as soon as possible in order to make their job easier... this is not necessary.
